Do I have to change realtors?

No. UMe can work alongside your existing realtor. If you need an agent, we can help connect you with an assumption-experienced local professional.

How do I get my equity?

Your equity is the sale price minus the remaining mortgage balance. The buyer covers that difference with cash, or cash and approved secondary financing. Your proceeds are paid through closing, after transaction costs and any other amounts due.

What about my VA entitlement?

A release of liability and restoration of VA entitlement are different things. Your entitlement can remain tied to the loan if the buyer does not substitute eligible entitlement. We explain your options and confirm the requirements before you commit.

How long does it take?

Many assumptions take 45–90 days, and some take longer. Every servicer is different. We explain the likely process and keep pushing the file forward; the servicer controls approval and timing.

Does UMe charge the seller?

UMe’s assumption service is free for sellers. Your normal sale-related costs still apply. We’ll walk through the full transaction with you and your agent.
